Japan REIT

We are a Hawaii-based registered investment advisor, Ivanets Investments LLC, and we are considering launching our first Japan Real Estate Investment Trust (REIT) focused on residential housing. REIT is an investment tool that allows investors to benefit from owning real estate without the hustle of management responsibilities. Photo: Korakuen, Okayama Prefecture.

Key points

Low risk
The key motivation for introducing Japan REIT to our investors is to mitigate investment risks that are elevated in 2025 due to unpredictable macroeconomic factors in the US. Japan is a low-risk country, and its real estate market is highly regulated and stable. Photo: Train Station, Fukuoka Prefecture
Good returns
Despite low risks, our investment strategy is expected to yield relatively strong returns. While we do not guarantee any returns, based on the current market situation, our investments are expected to deliver approximately 15% pre-tax returns to investors. Divesting from US
One of the main risks we see today is the risk of the USD. Thus, divesting from the US and investing in Japan offers the best mitigation against this risk. Photo: Beach, Okinawa Prefecture.
Research
Our investment strategy is based on solid macroeconomic, financial, legal, and market research. Each investor in the REIT will receive quarterly research reports on the economies of Japan and the US, the Japanese real estate market, and the REIT's investments.
